Information Accessibility and Sharing Will Expedite Evictions, Maximize Revenue

When it comes to evictions, time is of the essence. Extensions, delays and restarts during the eviction process means lost revenue. 

To expedite evictions, avoid hiccups and keep delinquency time as low as possible, it’s crucial to know what is causing the delays. While pitfalls exist each step of the way, the most common – and frankly overlooked – cause is speedy and direct access to information and documentation. 

Because our technologies are often siloed, copies of the lease, occupant information, rent logs and proof of eviction notification might all be stored in separate platforms that don’t talk to each other. There are still some operators who prefer  paper files, creating an even bigger headache of trying to locate documents. We are now in a hodgepodge of documentation collection: hard copies need to be scanned, disparate digital platforms need to be scoured, and it all needs to be collected and sent to an eviction attorney before any legal procedures can begin. 

Given everything else they have on their plates, onsite associates may simply procrastinate when faced with the time-intensive chore of collecting and submitting the necessary paperwork to legal counsel. Meanwhile, precious time and revenue tick away. 

But the burden shouldn’t fall on the shoulders of onsite associates to begin with. Solutions and services exist that take eviction management out of the hands of onsite associates and expedite filings to minimize revenue loss. Without a comprehensive system that houses all vital eviction documents, operators are typically forced to start from scratch with each eviction, making filing delays inevitable. 

Keep in mind though, the information sharing struggles don’t stop once the initial document is sent. 

As the eviction process unfolds, information and document sharing becomes even more crucial. Eviction attorneys routinely need to circle back about missing or incomplete documentation which needs prompt turnaround. If the documents aren’t quickly shared, the process is pushed even further down the road. When you further delay filings again, you have extended non-payment and increased your revenue loss. 

Thankfully your eviction filing has reached the courts – and now is the time for everything to run as smoothly as possible. If the court requests an updated version of a rent ledger, extended payment history, or other documents, eviction attorneys require immediate access to that documentation. Only a system that enables file sharing or remote attorney access to vital documents, and continually updates to ensure real-time updates, can answer that request.  It can also prevent a file from being disqualified and kicked back by the courts, which only perpetuates delinquency and increases more bad debt. 

Revenue retention should be the primary objective for operators during the evictions, and that is best achieved through having the fastest process possible. Organized, well-maintained and readily available resident information goes a long way toward streamlining eviction procedures. Remote, on-demand access to real-time eviction documentation enables operators and their legal counsel to deftly navigate compliance issues and court requirements, and produce documentation on the fly.

It’s one thing to think your eviction processes are adequate, but why be ok with good enough? Only technology-centric information and documentation best practices will ensure non-payment is captured as quickly as possible.
