
Spring leasing season is bringing some welcome momentum for multifamily operators as the industry works through the impact of an unusually large wave of new apartment deliveries. Leasing traffic is picking up, absorption is improving and occupancy is holding steady, which is helping many markets manage the added competition.
Concessions are still part of the picture, but operators say they’re using them more selectively as renter demand strengthens. Even in areas that saw heavy new supply, conditions are starting to level out thanks to steady household formation and continued interest in renting.
Looking ahead, new deliveries are expected to slow, which should ease some of the pressure on existing communities. Altogether, these trends are creating a more optimistic outlook for the rest of 2026, with the potential for firmer occupancy and healthier rent growth as the year continues.
