Maintenance Staffing Remains Multifamily’s Biggest Labor Challenge

Maintenance staffing remains the multifamily industry’s most persistent hiring challenge, even as recruiting has improved for leasing and other onsite roles. Elevated apartment deliveries continue to increase demand for experienced technicians, while a shrinking pipeline of skilled trades professionals makes filling maintenance positions increasingly difficult.

Competition from construction, hospitality and other industries further limits the available talent pool, especially in smaller and rural markets. Operators say experienced technicians are retiring faster than new workers are entering the trades, creating long-term workforce concerns.

“It seems like there are currently more staff interested in leaving the profession than entering,” Savas Karas, CAPREIT’s chief technology and transformation officer, said. “That creates both a talent and knowledge deficit.”
